Code Items Most Homeowners Never Hear About
Replacing a window isn’t just swapping glass. These are the requirements we check on every job — and the ones we most often find were missed by whoever came before us:
- Egress in sleeping rooms. Bedroom windows must meet minimum net clear opening area, opening height, opening width and maximum sill height. A same-size replacement in an older home can easily land under the requirement once the new frame takes up its space.
- Safety glazing. Windows in and near tub and shower enclosures, adjacent to doors, near stairs and landings, and in large openings close to the floor require tempered glass. This gets missed constantly.
- Fall protection. Operable windows with a sill below a set height above finished floor, where the exterior drop exceeds the code threshold, need limiting devices or fall-prevention screens.
- Energy code compliance. Units must meet the U-factor and SHGC required by the current Washington State Energy Code, verified by the NFRC label. Keep that label — the inspector will ask.
- Flashing and water management. Correct integration of sill pan, flashing and the weather-resistive barrier is a code requirement, not an upgrade. It’s also what determines whether your wall is dry in fifteen years. If you are also considering new siding, doing both at once means the wall is opened and flashed correctly one time instead of two.

How long does a window replacement take?

Do I need a permit to replace windows in Blaine?

Ask us and we’ll quote the upgrade for you, and we give you the actual warranty document either way so you can decide whether it’s worth it for your situation.
Does the Milgard warranty cover your installation?
No — and this is important. Milgard’s warranty covers the product; our written labor warranty covers the installation. You get both in writing. If a window fails, we handle the manufacturer claim on your behalf; if the install fails, we come fix it.
